"Home sales soared at the start of the year, with a huge sales record in the first quarter. However, the record pace of sales has run its course as pent-up demand has increasingly been satisfied in the absence of normal population growth," said TRREB Chief Market Analyst Jason Mercer in the release. （bnnbloomberg.com/July 5, 2021）

Inventory levels for both residential and condo properties are at their highest points since 2017, Wright said. “However, we are still at a one-month supply of housing stock, so we aren’t out of the woods yet.” Housing prices also continue to climb in Ottawa, though Wright said the “drastic increases” seen earlier in the year seem to have abated.

During the pandemic, people upsizing were the first wave of buyers. They needed more space to work from home and segregated spaces for two parents to work and kids to learn. Following the acceleration of house prices (and weakness of condo values), many renters began to fear missing out on another home price rally. First-time homebuyers wanting to build equity have jumped into the apartment market. （mortgagesandbox.com/）
A recent CIBC survey found that more than 20% of people currently working from home will be returning to the office. As well, we expect the vast majority of students to return to their schools full-time. This points to a possible bounce back to the migration to the outer suburbs, exurbs, and cottage country. An important question raised by the current demand is: If work-from-home and school-from-home are temporary market drivers, what will happen when the pandemic is over? （mortgagesandbox.com）

Home prices in Ottawa remain significantly lower than those in Vancouver’s real estate market or Toronto’s real estate market. Most homes in Ottawa are still below the $1 million mark and are consequently still eligible for a minimum down payment of 5% and CMHC insurance, allowing a much larger audience of buyers to compete for limited inventory. （wowa.ca/July 8th, 2021）
home affordability 住房购买能力
Mortgage rates have also risen from their 2020 lows but have remained stable for the past few months. However, the prospect of tighter monetary policy from the Bank of Canada as early as mid-2022 could lead to increased rates and limit home affordability in Ottawa.
抵押贷款利率也从2020年的低点有所上升，但在过去几个月一直保持稳定。然而，加拿大央行(Bank of Canada)最早在2022年年中收紧货币政策的前景，可能导致利率上升，限制渥太华的住房购买能力。

In a recent Reuters poll, more than 75 percent of analysts (10 of 13) said the risks to their real estate outlook for the coming year are skewed more to the downside. They also said an interest rate hike would significantly tame Canada's housing market activity and prices.

A type of house where the floor levels are staggered. The main level typically contains the living room, kitchen, and dining room.
